SIBOR names 2009 Realtor of the year Friday Dec 18, 2009 Staten Island Advance
The Staten Island Board of Realtors has named Traci Cangiano – CBR,CNE, GRI,SRES, broker owner of Cangiano Estates, Ltd. – 2009 Realtor of the year.
Mrs, Cangianois a veteran broker with 10 ½ years in the real estate business, with an endless list od satisfied clients and customers.
Native Islander Born and Raised on
Staten Island , she lives in Annadale with her husband Vinny and two daughters.
“My roots are here and I love to help families find a place to call home on this
Island ” states Mrs. Cangiano.
This year Mrs. Cangiano was elected chair of the SIBOR Grievance Committee, and will serve a second term in 2010.She was elected 2009 Secretary/Treasurer of the Staten Island Multiple Listing Service (SIMLS) Inc.; she also serves on the 2009 SIBOR Budget and Finance Committee. She is a member of the board of directors for the Staten Island Board of Realtors and serves on the SIMLS Board of Directors. She also serves on this year’s holiday committee. She is the creator and chair of the newly formed Young Realtors Group at SIBOR, a networking group for active realtors under 40. She recently started attending meetings and will serve on five committees for the New York State Association of Realtors in 2010.
After 8 years on Wall Street , Mrs, Cangiano started in real estate with Prudential Appleseed in 1999, while pregnant with her first child. She later joined the Neuhaus Organization. In 2004, shortly after the birth of her second daughter she got her brokers license. With her husband by her side, they opened Cangiano Estates in 2006. She was a silver-level SIBOR Top Producer that year.
Today Cangiano Estates is a 12 agent firm. Three of the agents are Broker Associates, and the company prides itself on it “mom and pop” style service. MLS statistics show that her firm sits at number 29 out of 190 agencies on
Staten Island .
Living and Learning She is very serious about her education in her field. She is a highly decorated broker with four designations, and two more forthcoming. She has earned the nationally accredited Graduate Realtors Institute (GRI) designation and is a Senior Real Estate Specialist (SRES), which qualifies Traci to work closely with seniors. Traci is also a Certified Negotiation Expert (CNE) and a Certified Buyers Representative (CBR).
“Knowledge certainly is powerful in this industry” explains her husband. “My wife is extremely goal oriented, so when it comes to learning and applying new ideas and concepts that will help move closer toward her goals she seriously embraces it.”
Community Service Traci is also busy in the community. She is a proud sponsor of the Team Cangiano Estates in the South Shore YMCA Minors Baseball league which took first place for the last three years. SIBOR”s Adopt a Senior program knows Traci well – she donated gifts to be distributed at local nursing homes.
Traci’s agency donated turkey baskets, clothes and toys this past Thanksgiving to needy families on
Staten Island through the Jewish Community Board. In addition, Traci and her children have donated brand new toys and Barbie dolls to Amazing Grace Church for a toy drive in Mid-December.
SIBOR members know her very well as a major fund raiser for the American Cancer Society’s “relay for Life” and ‘Stride Against Breast Cancer.” Her daughters, who are Traci’s ultimate motivation at just 9 and 6 years of age, raised $2,751 for the 2009 Making Strides Against Breast Cancer Walk.

, N.Y. -- George S. Wonica Jr. will become the 48th president of the Staten Island Board of Realtors (SIBOR) when the group installs its 2010 officers and directors at the Excelsior Grand in New Dorp on Jan. 8.
A second-generation Realtor, Wonica, at age 35, will be the youngest president in SIBOR's 95 year history. The other officers being installed are president-elect Kathleen O'Leary and secretary/treasurer Georgianna Diaz.
The rest of SIBOR's leadership team will include directors Joan Camerlengo, Traci Cangiano, Ann Coppola, Michael Dukhovny, Linda Garber, Dil Gillani, Wayne Goldstein, Daniel Hall, Laird Klein, Susan Levoyer, Frances Ottino and Greg Sokol.
Lawrence Ambrosino, director of SINY, will be SIBOR's non-Realtor director.
Wonica, a Realtor since 1992, was named SIBOR's Associate of the Year in 1996. He will also serve as the 2010 president of the New York State Society of Real Estate Appraisers, a trade organization headquartered in
Albany
, and will chair or serve on numerous committees for the New York State Association of Realtors. He is a member of Community Board 1 and is a past president of the Kiwanis Club of
Staten Island
.

College interns get education in troubled housing market

Wagner
College students helped sell real estate, accompanying brokers on open houses and deal-making or -breaking meetings as part of their homework.
Chris Fourman, a finance major, found the course -- the first partnership between the Staten Island Board of Realtors and a local college -- to be
"We are all going to have to rent or sign a mortgage, and with the subprime crisis and people getting into contracts that were not really good for their financial future, this is extremely valuable information," said Fourman, who interned with Casandra Properties in Grasmere. "It's along the same lines of teaching people about balancing their checkbook or establishing a savings account."
Wagner students learned about the business at a key moment -- when the housing market is in a record slowdown.
Professor Mary Lo Re said the subprime mortgage crisis got the attention of students at the private college on Grymes Hill.
It was the student body president who first suggested hosting a real estate conference to discuss topics such as homebuying and investing, and the potential pitfalls and rewards.
"That's where the idea came up that we would offer a special-topic course to address these issues," said Dr. Lo Re.
And the Staten Island Board of Realtors (SIBOR) jumped at the chance to participate.
"They are the adults of tomorrow and they need to understand what real estate is about, especially because of what we are going through now," said SIBOR President Dawn Carpenter.
"You learn more when the market is like this and the houses aren't selling themselves," said Jill Gannon of Cangiano Estates.
Ms. Gannon and Traci Cangiano, broker owner of Cangiano Estates, took Alexandra Moskaluk, a 22-year-old
Wagner
College student, along on 25 open houses.
At one
South
Shore mansion listed for $1.4 million, the brokers gave Miss Moskaluk the vital statistics on the house: Information about a wet bar, radiant heat and wood-burning stove.
But she said it was the more complex building and zoning codes she had not considered.
At another house, a broker questioned whether the pool was within the required distance of the adjacent yard.
"It's just a lot more intricate than I had assumed," Miss Moskaluk said of the selling process.
Theresa Peppio, a senior from Castleton Corners who has a job lined up next year at an accounting firm, spent her internship at Dynasty Real Estate.
She said that's where she felt like "a buyer in training" as she learned from brokers about the tax benefits of buying and to beware of potential for hidden mortgage fees.
She also got a look at what it takes to qualify a buyer -- reviews of tax returns, pay stubs and credit reports, all the more crucial in today's tough credit market.
At an end-of-semester reception last week, students made their presentations before Realtors and faculty.
Ms. Carpenter promised SIBOR's commitment to the program next spring.
That was great news for Dr. Lo Re, who said she'd already secured a $3,000 grant for her students to do more research on the topic and attend a real estate conference later this year.

STATEN ISLAND, N.Y. -- Traci Cangiano is a young entrepreneur who is staking a claim within Staten Island's business community.
At age 34, she is a wife, a mother of two daughters -- and a Realtor who heads her eponymous company.
Cangiano Estates, a full-service real estate firm, which began in a modest office in Travis, now operates from its own building, purchased in August, at 3888 Amboy Rd., Great Kills. The agency is marking its grand opening this month.
The operation is very much a family enterprise, Mrs. Cangiano said, adding that her real estate career began with encouragement from her mother.
"My supportive mother (Marie DeVito), being a former Realtor herself, and now one of my newest agents, suggested I give real estate a try; so, in August of '99, seven months pregnant with my first daughter, that's what I did -- I acquired my real estate license."
She then spent more than eight years honing her knowledge and skills to best serve home sellers and home buyers.
But, as many entrepreneurs will tell you, building a business is not easy, and family support can, at times, be crucial to success.
"My husband, Vinny, got his (real estate) license in May of '03, prior to the birth of our second baby, to help me keep the existing business afloat," Mrs. Cangiano said.
Her husband, along with her father, Joseph DeVito, spruced up the building "to fit the needs of a growing real estate agency," she said. "Now we are ready to go. We have 11 agents, very hardworking agents who deal with all facets of the market."
In addition to being a Realtor, Mrs. Cangiano holds the designation of Certified Buyer Representative, and both Graduate Realtor Institute and senior real estate specialist status.
